Home Loan Documents Required in India: Complete Checklist
22 October 2026

Getting a home loan sanctioned faster often comes down to one thing: having your documents ready before you apply. Missing or mismatched papers are one of the most common reasons for delays. This checklist covers what lenders in India usually ask for. Requirements can vary by bank or housing finance company, so always confirm the final list with your lender.
Identity and address proof
Every applicant and co-applicant needs to provide identity and address proof. Commonly accepted documents include Aadhaar card, PAN card (mandatory), passport, voter ID and driving licence. Make sure the name and address match across all documents, because small spelling differences can cause queries later.
Recent photographs
Lenders usually ask for passport-size photographs of the applicant and co-applicant, along with a filled and signed application form.
Income documents for salaried applicants
If you are salaried, keep these ready: the last 3 to 6 months of salary slips, the last 6 months of salary account bank statements, Form 16 or income tax returns for the last 2 years, and an employment or appointment letter if you have changed jobs recently.
Income documents for self-employed applicants
If you run a business or practise a profession, lenders usually ask for income tax returns with computation of income for the last 2 to 3 years, profit and loss statement and balance sheet, 12 months of current and savings account statements, business proof such as GST registration, shop and establishment licence or partnership deed, and a proof of business continuity (often at least 2 to 3 years).
Property documents
Once you have chosen a property, the lender will also verify it. Typical papers include the sale agreement or allotment letter, title deed and chain of previous agreements, approved building plan, occupancy or completion certificate for ready properties, NOC from the builder or society, and receipts for the amount already paid to the seller or builder. For under-construction flats, the builder's RERA registration details are also checked.
Other documents that may be asked for
Depending on your profile, you may also be asked for existing loan statements if you have running loans, proof of down payment, and a processing fee cheque. Co-applicants should submit the same set of identity and income documents.
Tips to avoid delays
Keep soft copies of every document in one folder so you can share them quickly. Check that the details on your PAN, Aadhaar and bank records match. Clear any pending dues, and review your CIBIL score before applying, since it affects both approval and interest rate. Do not apply to many lenders at once, because each application can lead to a credit enquiry.
